Gate Passes, Construction Hours and HOA Review
Gated communities in North Scottsdale set their own rules for anyone working on a home under construction. We schedule inside them. Two examples:
DC Ranch. The Covenant Commission's construction hours run 6:00 AM to 6:00 PM Monday through Friday from April 1 through October 31, and 7:00 AM to 5:00 PM Monday through Friday from November 1 through March 31. Saturday hours start at 8:00 AM and are limited to work that does not make excessive noise, and there is no construction work on Sundays or the listed holidays. Every worker at a DC Ranch construction site needs a day pass or an annual gate pass tied to the lots the builder has contracted them for, and Covenant Commission staff review the completed project at final inspection. Give us the lot number and the inspection date, and we schedule the final clean ahead of it.
Desert Mountain. The HOA's Architectural Review Committee reviews new construction and exterior remodeling projects, and the HOA notes that remodels and additions to existing homes are now common. Tell us where the project stands in that review, and we time the final clean to your handoff.
Other communities have their own packets. Send us yours with the bid.

Three Phases On a Custom Build
Book the phases your schedule needs. Each one ends with a final walkthrough with your superintendent or the owner, in person or by video, and it is billed only after sign-off.
| Phase | Where it fits in the build | What we clean | What it is not |
|---|---|---|---|
| Rough clean | During framing, drywall and finish work | Loose debris and packaging gathered, floors swept, reachable surfaces dusted so the trades keep moving | Debris hauling or a move-in-ready clean |
| Final clean | After dust-making work, before the HOA inspection or owner walkthrough | Fine dust from beams and high surfaces down; cabinets, drawers, closets, fixtures, glass and tracks; floors room by room | Paint correction, repairs or finish restoration |
| Touch-up clean | After punch-list trades, before the handoff | New dust and marks from work done after the final clean | A repeat of the full final clean |
| Window washing (add-on) | After the touch-up clean | Interior and exterior windows by our window specialists | Part of the standard phase scope |
| Floor care (add-on) | Last, after the windows | Scrubbing, buffing or polishing by our floor specialist | Part of the standard phase scope |
High Glass, Stone and Desert Dust
North Scottsdale custom homes are built for the views: window walls, clerestory glass, beams and tall ledges. Desert dust finds every one of them, and so does construction dust. If high glass or beams need a lift or tall ladders, the proposal lists it.
Natural stone, wood floors and specialty finishes are cleaned by the care sheets you send. HEPA vacuuming is standard on our post-construction jobs. Cleaning does not repair scratches or etching, so point out existing damage before we start.
GC Handoff Checklist
Use this list to time each clean so nobody pays for the same dust twice.
Before the Rough Clean
- Rooms or floors released for cleaning are named
- Debris removal is assigned (dumpster, hauling, who bags what)
- Gate pass, lot number and community work hours confirmed
- Water, power, parking and the staging area confirmed for the cleaning date
Before the Final Clean
- Sanding, cutting, drywall and other dust-making punch-list work is done
- Protective film and labels: tell us which come off and which stay for the owner
- Care sheets sent for stone, flooring, cabinets, fixtures and coated glass
- Existing scratches, chips or etching pointed out before we start
- HOA inspection or owner walkthrough date confirmed
Before the Touch-Up Clean
- Returning trades and their punch-list items are finished
- Anything that changed since the final clean is listed, so we quote only that visit
Each phase ends with a final walkthrough, in person or by video, plus before-and-after photos. Cleaning does not replace trade repairs, hazardous-material assessment or city or HOA approval.

Questions Before You Book
How Is Post-Construction Cleaning Priced in North Scottsdale?
Each North Scottsdale project is quoted on its own, after a walkthrough or from your plans, photos and video. Square footage, the phases you need, high glass and beams, finish detail such as natural stone, community access rules, the jobsite condition and any window washing or floor care shape the quote. Call or text (623) 400-8372.
Do You Work As a Cleaning Vendor for Custom-Home Builders?
Yes. Greater Phoenix Cleaning works with custom-home builders, general contractors and construction managers in North Scottsdale. We walk the site with your superintendent, scope the job by phase and send the proposal by email.
Can Your Crew Get Through DC Ranch and Other Community Gates?
Yes. Give us the lot number and the community, and our crew gets the pass the community requires. At DC Ranch, every worker at a construction site needs a day pass or an annual gate pass tied to the builder's lots.
Do You Work Within HOA Construction Hours?
Yes. We schedule inside the community's published hours. At DC Ranch, for example, construction hours run 6:00 AM to 6:00 PM on weekdays from April through October and 7:00 AM to 5:00 PM from November through March, with no construction work on Sundays or listed holidays.
When Should the Final Clean Happen On a Custom Build?
After sanding, cutting and other dust-making work is done, and before the HOA inspection or owner walkthrough. If trades return after that, a touch-up clean handles what changed.
Can You Quote From Plans, Photos and Video?
Yes. Send the plans or square footage, the phases you need, and photos plus a walkthrough video of every area. Quotes from photos and video usually arrive in less than 24 hours, and we tell you if we need to see anything in person.
When Is Each Phase Billed?
Each phase is billed only after your superintendent or the owner signs off on its final walkthrough, in person or by video, with before-and-after photos. Payment terms are set in your proposal.
Can You Clean High Glass and Window Walls?
Yes. Tell us the number of stories and where the high glass is. If it needs a lift or tall ladders, the proposal lists it, and interior and exterior window washing by our window specialists can be added after the touch-up clean.
Can You Send a Certificate of Insurance for Our Vendor File?
Yes. Greater Phoenix Cleaning carries a general liability policy up to $2 million, and every cleaner carries their own general liability insurance. Certificate of insurance available on request.
What If You’re Not Happy with a Visit?
If we miss anything, let us know within 24 hours of your clean and we’ll send the crew back to fix it at no charge. Call or text (623) 400-8372.
