How the Turnover Fee Is Set
The fee follows the address, size, and the time between stays.
Start with the Usable Turnover Window
Tell us when guests leave and the next arrival time, the property size and roughly how many turnovers you expect each month. We’ll check the work and our availability before scheduling. Let’s also agree on who can approve extras and update guests if entry is delayed.
Copy This Turnover Handoff Into Your Private Notes
Use these notes before each turnover; filling them in doesn’t book a visit. Keep guest names private, and share arrival notes through the channel we agree on.
- Property reference and actual unit: ______.
- When guests leave and when the next guests arrive: ______.
- Requested cleaning window and provider confirmation: ______.
- Beds and bathrooms to prepare: ______.
- Rooms, cleaning tasks and approved extras: ______.
- Clean linen location and laundry responsibility: ______.
- Restock list, host-provided supplies and shortages contact: ______.
- Rooms and items to leave untouched: ______.
Plan the Gap Before Accepting Back-to-Back Stays
Plan from the time we can actually enter, which may be later than when guests leave. Leave room for late departures, missing supplies or extra work. Check availability before accepting back-to-back stays, since cleaning time varies by home.
| Stage | What To Confirm | Who Decides |
|---|---|---|
| Before accepting dates | When guests actually leave, next check-in, rooms and cleaning tasks and provider availability. | Host and cleaning provider confirm the plan. |
| If access is delayed | When entry becomes possible and whether the original scope still fits. | You or your manager agrees on any changes with the cleaning team. |
| If extra work is found | Describe the work, request approval and confirm time or price changes. | The person you’ve chosen to approve extras; we’ll ask before going ahead. |
| Before guest arrival | Review completion and any unresolved supplies or maintenance. | You or your authorized manager decides when the home is ready for guests. |
Make the Linen and Restock Plan Specific
Count the clean linens needed for each bed and bathroom, and keep them separate from used ones. Let’s agree on bed-making, laundry and restocking before the visit. Making beds with your clean linens doesn’t include laundering or replacement linens unless we arrange that separately.
| Item | Ready For This Stay | Responsibility To Confirm |
|---|---|---|
| Bed linens by bed size | Required sets: __. Clean sets available: __. | You provide the right clean linens; agree which beds need making. |
| Towels by agreed setup | Required towels: __. Clean towels available: __. | Confirm layout and where extras are stored. |
| Used linens | Designated collection location: __. | Write down who does the laundry, how much is included and when clean stock returns. |
| Consumables | Approved items and quantities: __. | Name who buys replacements and who receives shortage reports. |
Assign the Final Readiness Check
Choose who will check the finished work, receive issue reports and approve extras. Repairs, lock changes and guest messages stay with you or your manager unless separately arranged.
- Issue observed: ______. Room and item: ______.
- Condition and time observed: ______. Describe facts without assigning blame.
- Photo of the issue, if allowed: ______. Keep guests and personal belongings out of shared images.
- Host or manager notified through the agreed channel: ______.
- Approval requested for work outside scope: ______.
- Unresolved item and host decision before check-in: ______.
Keep Instructions Simple When Guests Leave
Keep the instructions for when guests leave short. Airbnb distinguishes normal use from excessive cleaning and says hosts can’t charge fees just because a guest skipped departure tasks. Plan your turnover without depending on guests to finish the laundry.
Confirm the Correct City and Building Rules
Check which city the property is in; a Kierland mailing label won’t tell you on its own. Phoenix and Scottsdale have separate rental guidance. Cleaning doesn’t replace city, HOA, lease or building requirements. Confirm your linen-storage and turnover requirements with building management.
Trash Day Is Not Always When Guests Leave
Look up collection days using your rental’s actual address in Phoenix or Scottsdale. If the building has shared bins or private collection, ask management. Write down where turnover bags go and who puts containers out and brings them back. Emptying indoor bins doesn’t include a separate trash-day visit unless arranged.

Questions Before You Book
Can You Guarantee a Same-Day Turnover?
We’ll check the property, the time available and our capacity before confirming a date. Tell us about back-to-back stays and any late departure plans so we can see what will fit. A same-day slot isn’t guaranteed.
Who Handles Repairs and Missing Supplies?
Choose a host or manager we can contact. We can report issues, but repairs, purchases and the final decision that the home is ready for guests are separate responsibilities.
