| Event | 2027 dates | Where | Turnover planning note |
|---|---|---|---|
| Barrett-Jackson Scottsdale auction | Late January; ticket listings show January 25–31, 2027 (confirm on the official schedule) | WestWorld of Scottsdale | A week-long event; expect longer stays and a cluster of checkouts at the end |
| WM Phoenix Open | February 11–14, 2027 (PGA TOUR) | TPC Scottsdale Stadium Course | Tournament rounds run Thursday to Sunday; plan for Sunday and Monday checkouts |
| Spring training (Cactus League) | Begins Friday, February 19, 2027 (MLB), with games scheduled through at least March 23 | Scottsdale Stadium (San Francisco Giants) and Salt River Fields at Talking Stick (Arizona Diamondbacks and Colorado Rockies) | About five weeks of games and back-to-back stays |
| Market peak | February through April; March is the peak month for occupancy (about 69%) and revenue | All of Scottsdale (AirROI) | Send reservations as soon as they book so each turnover is on the schedule |
AirROI’s Scottsdale data shows nightly rates peaking at about $470 in February and March, against about $320 in the slowest months. Those are the weeks when a late or missed turnover costs the most.
Back-to-Back Turnovers: The Event-Week Plan
Event weeks bring short stays, same-day checkouts and check-ins, and more guests per bed. A same-day turnover works when the window is confirmed for your exact checkout and check-in times before you rely on it. Here is how each one runs.
Scroll sideways for all columns.
| Step | What happens | What the host has ready |
|---|---|---|
| 1. Checkout confirmed | The turnover starts from the confirmed checkout time. | Checkout and next check-in times sent with the reservation. |
| 2. Beds stripped, laundry started | All bedding comes off and the wash starts first. | A spare linen set for each bed, and the washer and dryer location. |
| 3. Clean and reset | Kitchen, bathrooms, bedrooms and living areas cleaned to the agreed checklist; beds made with the spare set. | Any locked owner closets marked. |
| 4. Restock and stage | Restocked from your on-site supplies; rooms reset to your listing setup. | Supplies stocked for a busy month, not a single stay. |
| 5. Photos and issue report | Before-and-after photos of every job; damage, missing items or extra work reported to your contact. | One contact who can approve extra work quickly. |
Linen Math for a Busy Month
Because the beds are stripped and the wash starts first on every turnover, the spare set is what makes a same-day turn work. Airbnb’s own cleaning guidance tells hosts to keep spare sheets and towels for same-day turnarounds, and the laundry service HappyNest suggests three full sets of linens for each property: one on the bed, one in the wash and one clean in the unit. Before February, count sets per bed, replace thin or stained sets, and add bath towels for groups.

Before Event Season: A Host Checklist
- Book a deep clean in January. Turnovers keep a home guest-ready; a deep clean resets baseboards, cabinet fronts, sills and door frames before the busy weeks. It is quoted separately.
- Restock for the month. Paper goods, soap, coffee and trash bags run out faster with groups.
- Confirm the 24-hour contact. The City of Scottsdale requires an emergency contact with a 24-hour phone number; make sure our issue reports go to the same person.
- Check the posted notice. The city’s Short-Term Rental Notice must hang inside the front door and the primary door to the backyard.
- Know the party rules. Scottsdale holds owners accountable for repeated unruly gatherings under its nuisance code, so set house rules for event weekends.
What Event-Week Guests Leave Behind
Bigger groups mean more trash, more dishes and more towels. The turnover covers the agreed checklist every time. When a stay leaves extra work, such as a stained rug or broken glassware, it goes into the issue report with photos and you decide the next step; repairs, purchases and guest claims stay with you.

When Does Spring Training Start in 2027?

Can You Do Same-Day Turnovers During Phoenix Open Week?
Yes, when the window is confirmed for your exact checkout and check-in times before you rely on it. Send event-week reservations as soon as they book so each turnover is on the schedule.
Do You Change All the Bedding Even After a One-Night Stay?
Yes. Every turnover includes changing all bedding and doing the laundry, whatever the length of the stay.
How Many Linen Sets Should I Keep Per Bed?
At least one spare set per bed so beds can be made while the used set washes. For back-to-back event weeks, the laundry service HappyNest suggests three full sets for each property: one on the bed, one in the wash and one clean in the unit.
