What a Turnover Fee Should Include

Two turnovers at the same price can be very different jobs. HomeGuide lists on-site laundry as a $15 to $40 extra on top of the national average, and some Scottsdale cleaners bill laundry per load. Ours is part of every turnover. Compare quotes against this table, row by row.

How Scottsdale Hosts Set the Guest Cleaning Fee

Your cost per turnover and the cleaning fee guests see are separate numbers. Since 2026, Airbnb search and listing pages show the total price with the cleaning fee included (iGMS), so the fee now affects how a listing compares in search. Here is the math with Scottsdale figures.

Scottsdale Rules Every Turnover Lives with

  • City license: each short-term rental needs an annual City of Scottsdale license, $250 per property, plus an Arizona TPT license that lists Scottsdale.
  • Posted notice: the city’s Short-Term Rental Notice hangs on the inside of the front door and the primary door to the backyard, and it has to stay posted through every turnover.
  • Emergency contact: owners give the city and neighbors a 24-hour phone number. Tell us who that is so damage or a lockout reaches the right person.
  • Insurance and registration: at least $500,000 of liability coverage, and registration with the Maricopa County Assessor before the first rental.

Scottsdale Airbnb Cleaning Cost Questions

How Much Does Airbnb Cleaning Cost in Scottsdale?

Airbnb and vacation rental cleaning has a $180 minimum per visit. Each property has one flat fee per turnover, agreed before the first turnover, with changing all bedding and the laundry included. Scottsdale hosts report $140 to $200 for 2–3 bedroom homes and $200 to $320 for 4–5 bedrooms with a pool (VaultSTR, 2026).

Is Laundry Extra On an Airbnb Turnover?

Not with Greater Phoenix Cleaning. Changing all bedding and doing the laundry are part of every turnover, not billed per load. National guides list on-site laundry as a $15 to $40 extra, so ask any cleaner you compare.

How Much Should I Charge Guests for Cleaning in Scottsdale?

Start from your real turnover cost, then check the market. iGMS suggests keeping the fee within 25% to 50% of your average daily rate; at Scottsdale’s $404 average (AirROI), that is about $101 to $202. The Scottsdale median listing fee is $250.

Should the Cleaning Fee Cover the Whole Turnover Cost?

Many hosts set it to cover the cleaner, laundry and supplies so short stays stay profitable. Others fold part of it into the nightly rate. Because Airbnb now shows the total price in search, a fee far above similar listings can cost you bookings.

Do You Charge Per Bedroom?

No. Each property gets one flat fee per turnover, set once for that home before the first turnover. Bedrooms, bathrooms, linens and the time between stays are part of that conversation.

Can You Do Same-Day Turnovers in Scottsdale?

Yes, when the window is confirmed for your exact checkout and check-in times before you rely on it. Send your booking calendar or reservation dates, and every turnover is booked and scheduled in our booking system.

Do You Provide the Linens?

No. Hosts supply the linens and towels. Keep a spare set for each bed so beds can be made while the used set washes.

What If You’re Not Happy with a Visit?
