Bedding and Laundry On Every Turn
We strip the beds and start the wash first, then clean while the laundry runs. Keep a spare set of sheets and towels for each bed so beds are made with fresh linens while the used set washes and dries. With four or five guest suites, that spare set is what keeps a same-day turn on schedule.
Some local turnover services bill laundry by the load. Ours is part of the turnover price. Beds are made with the linens you supply.
The Town of Paradise Valley’s Short-Term Rental Rules
Paradise Valley regulates short-term rentals itself. Before offering or renting a home, the owner must register it with the Town, get a Town permit and hold an Arizona transaction privilege tax (TPT) license. The license number goes on each online listing, the application names a designated emergency contact, and every guest receives the Town’s Good Neighbor brochure on noise and parking.
The Town’s health and safety standards also say the owner must have the rental cleaned between bookings following CDC guidelines, using household disinfectant products recommended by the U.S. Environmental Protection Agency. The same standards cover HVAC filters every three months, monthly pest control, a posted fire-safety and evacuation map, and pool barriers. The Good Neighbor brochure asks that trash be stored out of public view and notes extra noise limits after 10:00 pm, all day Sunday and on holidays.
- We clean between every booking, and the crew wipes down kitchen and bathroom high-touch surfaces on every turn.
- Turnover trash is bagged and placed where you tell us, so bins stay out of public view.
- Permits, the TPT license, filters, pest control, the posted map and pool barriers stay with the owner.

Casitas, Guesthouses and Natural Stone
List the main house and every casita, guesthouse or pool house the guests use; each goes on the same turnover checklist. Marble, travertine and Cantera stone are common in Paradise Valley entries and baths, and we use pH-neutral cleaners on natural stone. Large interior glass and sliders go on the checklist when you list them; exterior windows are quoted separately.
Booking and Scheduling Turnovers
Send your booking calendar or reservation dates with the checkout and check-in times. Every turnover is booked and scheduled in our booking system. Same-day turns are confirmed for your window before you accept back-to-back stays; they are not automatic.
Book event weeks early. The 2027 WM Phoenix Open runs February 11 to 14 at TPC Scottsdale. If your calendar shows back-to-back stays that week, send the dates early so we can confirm each window.

Photos, Damage Reports and the Re-Clean Promise
We take before-and-after photos of every job and report damage or missing items to the contact you choose. Repairs, replacement purchases and guest claims stay with you or your manager. If we miss anything, let us know within 24 hours of your clean and we’ll send the crew back to fix it at no charge.
Town Addresses, Gates and HOAs
The Town of Paradise Valley is separate from the Paradise Valley Village neighborhood in Phoenix, and a rental in Phoenix falls under the City of Phoenix short-term rental permit instead. Send the street address and we confirm it is inside 85253 before quoting.
If your community has a gate or HOA rules for service visits, tell us when you book. The office arranges access with you privately after booking.
Who Comes to the Home
Background checks screen for felony and theft records. We hire about 1 in every 200 to 300 cleaners who apply, and every cleaner follows our proven 5-star checklist.
